What I'm asked most often.
Who pays for the surveys?
The seller for a sale, the landlord for a rental. They form part of the technical survey file given to the buyer or the tenant.
Do I need to be there during the visit?
Someone needs to let me in and give me access to every room, the loft, the fuse box and the gas meter. An estate agent or a relative can stand in for you.
My DPE is poor: what can I do?
The DPE points out the most effective improvements. To sell a house rated E, F or G, an energy audit is mandatory: it sets out costed renovation scenarios, which are also useful for negotiating.
What happens if a survey is missing?
The notary will ask for it before the signing. If a property is sold without a mandatory survey, the seller cannot be released from the latent defects warranty on the point concerned.
How quickly can I get my report?
Usually within 24 to 48 hours of the visit, by email. If it's urgent before a signing, let me know: I'll do what's needed.
